The calculator does arithmetic on the numbers you provide. If the rent, the rent period, the lease type, or the expense estimate is wrong, the result will be wrong. The default values in the form are examples. They are not market rents and not a prediction for any property or city.
Terms such as NNN, gross, and modified gross are used loosely in the market and can mean different things in different leases. The signed lease controls who pays what, how rent increases, and what happens at the end of the term. Nothing on this site can tell you what your lease means.
The estimate does not include free-rent periods, tenant improvement allowances, percentage rent, security deposits, moving and build-out costs, taxes on your business, or expense increases beyond the flat amount you enter. A space that looks affordable here can still be a poor fit, and the reverse can also be true.
