CommLeaseCalc is a free calculator that helps small-business owners, first-time commercial tenants, and prospective landlords estimate what a commercial space will cost each month and each year. It is operated by Numerlyn LLC, 30 N Gould St Ste N, Sheridan, WY 82801, USA.
The site is written for people who are new to commercial leasing. Quotes in this market come in unfamiliar shorthand: NNN, CAM, modified gross, per square foot per year. We try to explain each term in plain language and show the arithmetic so you can see where a number comes from.
You enter the square footage, the base rent as quoted, whether the quote is per year or per month, the lease type, and an estimate of any operating expenses you would pay on top of rent. The calculator converts everything to a yearly rate per square foot, shows the monthly and annual cost, and can add a yearly rent increase over a lease term. The methodology page lists every formula.
It does not know your lease, your landlord, or your local market, and it does not publish market rents. It is not a lease quote, a broker, or a law firm. Results are only as good as the numbers you type in. See the disclaimer.
